2026 St Pete’s Annual Rental Sweepstakes Official Rules

NO PURCHASE NECESSARY TO ENTER OR WIN. MAKING A PURCHASE WILL NOT INCREASE YOUR CHANCES OF WINNING.

1. Agreement

Please read these official rules (the “Official Rules”) carefully. They contain important information about your rights and obligations, as well as limitations and exclusions that may apply to you if you enter the 2026 St Pete’s Annual Rental Sweepstakes (the “Sweepstakes”) sponsored by Throne Capital Corp. (the “Sponsor”). 

By participating in the Sweepstakes, you signify your agreement to these Official Rules and the decisions of the Sponsor and RAVEN5 Ltd. (the “Administrator”). If you do not agree to the Official Rules, you may not enter the Sweepstakes.

2. Eligibility

The Sweepstakes is open only to legal residents of the fifty (50) United States, the District of Columbia and Canada (excluding Quebec) who are of the legal age of majority in their jurisdiction of residence at the time of entry (“participant”, “entrant”, or “you”). 

Employees, officers, directors, agents, or representatives, of the Sponsor, Administrator, the property owner/manager, their respective parent companies and each of their respective subsidiaries, affiliates, suppliers of prizes, advertising and promotion agencies involved in the administration, development, fulfillment, and execution of this Sweepstakes (collectively, the “Sweepstakes Parties”), and the immediate family (spouse, parents, siblings and children) of, and/or those living in the same household of each, are not eligible to enter.

The Sweepstakes is subject to all applicable federal, state, territorial, provincial, municipal and local laws and regulations. If it is found that a person who does not meet the eligibility criteria set forth in these rules has submitted entries, such entries will be void. Sponsor reserves the right to verify eligibility requirements at any time, including during winner verification, and may require satisfactory proof of age, identity, residency, and compliance with these Official Rules. Failure to timely provide such proof may result in disqualification and prize forfeiture.

Void outside the fifty (50) United States of America, the District of Columbia, Canada (excluding Quebec), and where prohibited by law.

3.  Sweepstakes Period

The Sweepstakes begins at 12:00:01 AM Eastern Time (“ET”) on October 18, 2025, and ends at 11:59:59 PM ET on December 15, 2025 (the “Sweepstakes Period”). Sponsor’s database clock will be the official timekeeper for this Sweepstakes.

4. How to Enter

There is no purchase necessary to enter the Sweepstakes. Making a purchase will not improve your chances of winning. 

There are two (2) ways to enter the Sweepstakes:

Purchase Method of Entry: Visit https://homesavesolutions.com/ (the “Website”) and follow the on-screen instructions to select the number of entries to purchase, provide the required credit card information and confirm your purchase. Upon successful transaction, you will receive the corresponding number of entries based on the purchase amount as follows:

One (1) entry for a $10.00 purchase

Six (6) entries for a $50.00 purchase

Fourteen (14) entries for a $100.00 purchase

All amounts listed in this Sweepstakes are in U.S. dollars. Purchase transactions must be made via the Website to receive the corresponding entries. Transactions that are refunded, charged back, reversed, or otherwise disputed are void and will not generate entries; any entries previously credited in connection with such transactions will be removed. The Sweepstakes Parties reserve the right to disqualify any entrant who initiates or causes a chargeback, refund, reversal, or dispute (including suspected fraud or abuse) or who otherwise attempts to circumvent the entry process.

All purchases are final; no refunds or exchanges will be permitted once a purchase has been completed. The Sweepstakes Parties are not responsible for, and shall have no liability with respect to, any technical malfunctions, payment errors, interrupted connections, or delays in processing that may prevent purchases from being completed or entries from being properly credited. 

There is no limit to the number of entries an entrant may receive via the Purchase Method of Entry, provided each purchase is completed through the Website during the Sweepstakes Period and complies with these Official Rules.

Mail-In Method of Entry: To receive entries without making a purchase, handprint, on a 3” x 5” card, your first name, last name, email address, mailing address (including street, city, state and zip code), phone number, and the words: 2026 St Pete’s Annual Rental Sweepstakes (a “Mail-In Entry”). Place the card in a stamped #10 envelope and mail it to the Sponsor at: 2026 St Pete’s Annual Rental Sweepstakes, P.O. Box 530266, Saint Petersburg, FL 33747. Entrants will receive one (1) entry upon Sponsor’s receipt of a valid Mail-In Entry.

Mail-In Entries must be postmarked by December 15, 2025 and received by December 18, 2025 to be eligible. Mail-In Entries and the outer mailing envelope must be hand-printed by the entrant only; no mechanical reproductions, photocopies, printed labels, typed cards, mass-mailing services, or metered postage. Illegible, incomplete, postage-due, damaged, or misdirected entries are void. Mail-In Entries become the exclusive property of Sponsor and will not be acknowledged or returned. Proof of sending or submission will not be deemed to be proof of receipt by Sponsor. Sweepstakes Parties are not responsible for lost, late, incomplete, invalid, unintelligible, illegible, misdirected or postage-due Mail-In Entries, which will be void.

There is no limit to the number of entries an entrant may receive via the Mail-In Method of Entry; provided, however, that only one (1) Mail-In Entry is permitted per outer, postmarked envelope. Multiple requests in a single envelope, bulk mailings, or mechanically reproduced submissions are void.

By entering the Sweepstakes, you signify your agreement to these Official Rules the decisions of the Sponsor, which are final and binding in all respects. Entries are subject to verification; any suspected tampering, fraud, automation, or violation of these Official Rules may result in disqualification, in Sponsor’s sole discretion.

Sponsor is not responsible for lost, late, stolen, incomplete, inaccurate, invalid, un-intelligible, garbled, delayed or misdirected entries, all of which will be void. Entries which are incomplete, illegible, or fraudulent are null and void. Proof of submission does not constitute 

Personal information provided in connection with this Sweepstakes is subject to Sponsor’s Privacy Policy at https://homesavesolutions.com/rules-%26-privacy-policy and will be used solely to administer the Sweepstakes.

5. Prize/Approximate Retail Value (“ARV”)/Odds

Grand Prize: One (1) grand prize (the “Grand Prize”) is available to be won, consisting of twelve (12) months of residential rent for a 3-bedroom, 1-bath single family home located in St. Petersburg, Florida, for the period of January 1, 2026 through December 31, 2026 (the “Lease Term”). The prize will be fulfilled as payment/credit of base monthly rent (excluding utilities, fees, deposits, taxes, insurance, and other charges) for each month of the Lease Term. 

The ARV of the Grand Prize is $24,000.00 USD.

The odds of winning will depend on the total number of eligible entries received during the Sweepstakes Period. 

Prize Conditions: 

To claim the prize, the selected winner (and any adult co-tenants to be named on the lease) must pass a standard tenant screening conducted by the property owner/manager (the “Property Provider”) or a reputable third-party service, applied uniformly and in compliance with applicable housing laws. Screening criteria will be applied in a manner consistent with the Fair Housing Act and applicable state/local laws. Screening includes, but is not limited to:

Criminal Background: No convictions (or pending charges) within the past seven (7) years for felonies involving violence, sexual offenses, drug trafficking, or property crimes. Minor offenses or arrests without conviction are not automatic disqualifiers but may be evaluated case-by-case for tenancy safety.

Eviction History: No evictions for property damage within the past seven (7) years. Voluntary moves or disputes resolved in the applicant’s favor are not disqualifying.

Other: Valid government-issued ID; ability to enter into and perform a 12-month residential lease commencing January 1, 2026; and no outstanding debts/judgments owing to the Property Provider.

Winner (and any approved co-tenants) must sign the Property Provider’s standard written lease for the Lease Term by the deadline stated in the notification. All occupants must be disclosed and approved per the lease. Subletting, short-term rental (e.g., Airbnb/VRBO), and assignment are prohibited. Pets, if permitted, are subject to the lease and any applicable fees.

Winner (and any approved co-tenants) may be required to (i) sign a damage waiver, if required by the Property Provider, and (ii) maintain renter’s insurance with customary liability limits during the Lease Term and name the Property Provider as an additional interest/certificate holder, if required by the lease. Winner and approved co-tenants, if applicable, are responsible for any damage, cleaning, or other charges assessed under the lease.

The Lease Term is fixed January 1, 2026 to December 31, 2026 and will terminate automatically at the end of the Lease Term with no option to renew or extend. If winner delays move-in or vacates early, unused months are forfeited, and no cash or credit will be provided. If winner breaches the lease (including non-payment of winner’s amounts due) or is lawfully evicted, Sponsor’s rent payments cease, and the prize is forfeited.

For residents of Canada only: If selected as the winner, you understand and agree that you will be solely responsible for (i) obtaining and maintaining, at your own expense, all required travel documents, visas, work permits, or other authorizations necessary to lawfully reside in the United States for the duration of the Lease Term, and (ii) complying with all applicable U.S. immigration, residency, and local landlord/tenant laws. Sponsor will not provide, arrange, or be responsible for securing any visas, residency permits, or other documentation required for a Canadian winner to lawfully reside in the United States. Failure of a Canadian winner to obtain or maintain the necessary legal status will result in forfeiture of the prize, without further obligation to the Sponsor.

All expenses related to the acceptance or use of the prize are the sole responsibility of the winner. In accepting a prize, winner is responsible for all federal, state, county, local and all other taxes (including income and withholding) on the prize and costs and expenses not specifically listed above as part of a prize. 

All details and other restrictions of the prize not specified in these Official Rules will be determined by Sponsor in its sole discretion. Actual value of prize may be lower or higher at the time of its fulfillment, and any difference between actual value and the stated ARV (if actual value is lower than stated ARV) will not be awarded. Prize ARV represents Sponsor’s good faith determination, is final and binding and cannot be challenged or appealed. Sponsor is not responsible if any element of the prize is delayed, altered, postponed or cancelled for any reason. 

By participating in the Sweepstakes and accepting a prize, winner agrees to release and hold harmless the Sweepstakes Parties from any and all liability whatsoever for any injuries, losses, or damages of any kind caused by entering the Sweepstakes or for damages of any kind caused by a prize or resulting from acceptance, possession, or use/misuse of any prize awarded.

6. Winner Selection & Notification

Administrator will conduct a random drawing from among all eligible entries received to select one (1) potential winner and will notify such potential winner by email and/or phone on or about December 19, 2025. 

If any potential winner: (a) cannot be contacted within forty-eight (48) hours of notification, (ii) declines a prize, (iii) fails to timely complete, sign, and return the required documents, (iv) is ineligible, or (v) if any notification is returned as undeliverable, such potential winner may, in Administrator’s sole discretion, be disqualified and forfeit the prize. In such event, Administrator may randomly select an alternate winner from among the remaining eligible entries received in accordance with these Official Rules. Administrator will select up to three (3) alternate winners if necessary. If, after attempting to contact and verify up to four (4) potential winners in accordance with these Official Rules, no eligible entrant can be verified, Sponsor reserves the right, in its sole discretion, not to award the prize.

No one is a winner unless and until the Sponsor officially confirms him/her as a winner in accordance with these Official Rules. 

Before being confirmed as the winner (the “Winner”), the potential winner will be required to, within seventy-two (72) hours of the request, (i) sign and return an Affidavit of Eligibility and Liability/Publicity Release (the “Release”) and (ii) provide—and cause any adult co-tenants to provide—all information, consents, and authorizations reasonably requested by Sponsor, Administrator, the Property Provider, and/or their screening vendor to complete the tenant-screening process described in the Prize Conditions described above in Section 5. Such cooperation may include, without limitation, furnishing government-issued identification, residential history, and other documentation, and authorizing the procurement of consumer/investigative consumer reports as permitted by applicable law. Failure to timely execute the required Release or to provide/authorize the information needed to complete tenant screening will result in disqualification and forfeiture of the prize without compensation, and an alternate may be selected.

If such potential winner is a resident of the United States: he/she will be required to sign and return, within seventy-two (72) hours of the request, an IRS Form W-9 (“W-9”) which will require the potential winner to disclose additional personal information including his/her Social Security Number. Sponsor will only use information from the W-9 to fulfill its tax obligations in connection with this Sweepstakes and for no other purpose. 

If such potential winner is a resident of Canada: he/she must correctly answer a time-limited mathematical skill-testing question as a condition of being confirmed as the Winner. 

Failure to provide all required documentation within the specified time (and/or failure to correctly answer the skill-testing question, if applicable) will result in disqualification, and an alternate potential winner will be selected in accordance with these Official Rules, time permitting.

7. Publicity

Except where prohibited by law, participation in the Sweepstakes and acceptance of a prize constitutes Winner’s consent to Sponsor’s and its designees’ use of Winner’s name, likeness, photograph, video, voice, opinions, biographical information, and city and state/province of residence for advertising, promotional, and publicity purposes, in any media now known or hereafter devised, worldwide and in perpetuity, without additional notice, review, approval, or compensation.

Sponsor may use information related to the Sweepstakes (including winner lists and prize announcements) for promotional and marketing purposes, including online announcements, to the extent permitted by law and in accordance with Sponsor’s Privacy Policy.

8. Limitation of Liability

By participating in the Sweepstakes and as a condition of acceptance of a prize, each entrant, his/her heirs, executors, administrators and assigns, releases, waives, discharges, and holds harmless the Sponsor, Administrator, their respective parent companies, and each of their respective subsidiaries, affiliates, suppliers of prizes, advertising and promotion agencies involved in the administration, development, fulfillment and execution of this Sweepstakes, (collectively, the “Released Parties”) from, and against any and all loses, damages, rights, claims, actions, causes of action, personal injury, property damage or death (including without limitation any and all costs and liabilities of any kind including but not limited to lawyer’s fees), and including, without limitation, any such arising from any act of negligence of the Releases Parties, that the entrant now has, or may hereafter have against the Released Parties directly or indirectly resulting from participation of the Sweepstakes or the awarding, acceptance, use, or misuse of a prize. Winner assumes all liability for any injury or damage caused or claimed to be caused by participation in this Sweepstakes or use/misuse or redemption of a prize.

FOR RESIDENTS OF THE STATE OF CALIFORNIA: You acknowledge and agree that your release and waiver extends to the following, the protections of which you explicitly waive:

California Civil Code Section 1542: A general release does not extend to claims which the creditor does not know or suspect to exist in his or her favor at the time of executing the release, which if known by him or her must have materially affected his or her settlement with the debtor.

9. General

Sponsor is not responsible for any typographical or other error in the printing of the offer, administration of the Sweepstakes, the announcement of the prizes, or for incompatibility of entrants’ hardware, software or browser technology. In the event of any discrepancy or inconsistency between the Sweepstakes materials (including, but not limited to, advertising, promotional, or marketing materials) and these Official Rules, the terms and conditions of these Official Rules shall govern and prevail. Sponsor reserves the right to interpret these Official Rules, and its decisions shall be final and binding in all matters related to the Sweepstakes.

The Released Parties are not responsible for: (i) lost, late, misdirected, damaged or illegible entries; or (ii) error, omission, interruption, deletion, defect, delay in operations or transmission, theft or destruction or unauthorized access to or alterations of entry materials, or for technical, network, telephone equipment, electronic, computer, hardware or software malfunctions of any kind, or inaccurate transmission of or failure to receive entry information by Sponsor on account of technical problems or traffic congestion on the Internet or at any website or any combination thereof; or (iii) any injury or damage to an entrant’s or any other person’s computer related to or resulting from participation in the Sweepstakes.

By participating in the Sweepstakes, you (i) agree to be bound by these Official Rules, including all eligibility requirements, and (ii) agree to be bound by the decisions of Sponsor and Administrator, which are final and binding in all matters relating to the Sweepstakes. 

Failure to comply with these Official Rules may result in disqualification from the Sweepstakes. Sponsor reserves the right to: (i) permanently disqualify from any Sweepstakes it sponsors any person it believes has intentionally violated these Official Rules; and (ii) withdraw a method of entry if it becomes technically corrupted (including if a computer virus or system malfunction inalterably impairs its ability to conduct the Sweepstakes). If for any reason this Sweepstakes is not capable of running as planned due to an infection by a computer virus, bugs, tampering, unauthorized intervention, fraud, technical failures, or any other causes beyond the control of the Sponsor which corrupt or affect the administration, security, fairness, integrity, or proper conduct of this Sweepstakes, the Sponsor reserves the right at its sole discretion, to disqualify any individual who tampers with the entry process, and to cancel, terminate, modify or suspend the Sweepstakes, at which time, Administrator will conduct a random drawing from among all eligible entries received at the time of the Sweepstakes termination.

10. Disputes

Except where prohibited, entrants agree that any and all disputes, claims, and causes of action arising out of, or connected with, the Sweepstakes or any prize awarded shall be resolved individually, without resort to any form of class action, and exclusively by the appropriate state or federal court located in Pinellas County, Florida.

All issues and questions concerning the construction, validity, interpretation, and enforceability of these Official Rules, entrant’s rights and obligations, or the rights and obligations of the Sponsor in connection with the Sweepstakes, shall be governed by, and construed in accordance with, the laws of the State of Florida, without giving effect to any choice-of-law or conflict-of-law rules (whether of the State of Florida or any other jurisdiction) that would cause the application of the laws of any jurisdiction other than the State of Florida.

The remedy for any claim shall be limited to actual damages, and in no event shall any party be entitled to recover punitive, exemplary, consequential, or incidental damages, including attorney’s fees or other such related costs of bringing a claim, or to rescind this agreement or seek injunctive or any other equitable relief.

THE PARTIES HEREBY WAIVE THEIR RIGHT TO JURY TRIAL WITH RESPECT TO ALL CLAIMS AND ISSUES ARISING OUT OF OR RELATING TO THIS AGREEMENT WHETHER SOUNDING IN CONTRACT OR TORT AND INCLUDING ANY CLAIM FOR FRAUDULENT INDUCEMENT THEREOF.

11. Privacy

Personal information collected in connection with the Sweepstakes is subject to the Sponsor’s Privacy Policy, available at: https://homesavesolutions.com/rules-%26-privacy-policy, and will be used as necessary to administer, manage and operate the Sweepstakes. Personal information collected will be stored on servers located in the United States and may be accessible to U.S. law enforcement, courts and other governmental institutions pursuant to the laws of the United States. 

12. Winner List Requests

For a written confirmation of the Winner, send an email to help@raven5.com with subject line: 2026 St Pete’s Annual Rental Sweepstakes Winners List Request. All requests must be received within sixty (60) days after Sweepstakes Period. Requests received after this time will not be fulfilled.
